Some interesting stories on this Monday of Aug 2018.
- Those who are living in Maharashtra are aware that the old housing societies can go in for the redevelopment of their buildings provided certain conditions are met by the members of the housing society. Generally most of the members agree for the redevelopment but in every society there will be few members who have got the habit of raising objection for each and every thing proposed by the Managing Committee of the society and hence the law was brought that if 70% members agree then society can go in for redevelopment.Next part is to appoint a developer to , who will give rent for alternate accommodation for the agreed period, in this period new building has to be ready for occupation. The incentive for builder is that the new building will get additional floor space index (FSI), so the developer can construct additional flats and sell them and recover the cost of construction and his profit. On paper this looks all right but in reality, 80% percent of the developer defaults on the agreed terms and never complete the project and the original house owners are left in lurch when the project gets stalled and developer even do not pay rents for the alternative accommodation. There are many such redevelopment projects in Mumbai, which are stalled. In a typical case which went to the court- a Housing society signed an agreement in 2007 with developer for redevelopment, of building having original 24 flats, the project is to be completed within 2 years. For 2 years nothing happened , and in third year building was razed. Even after 7 years no construction activity happened at site. In 2014 society terminated the agreement with the developer, the developer challenged the agreement and went to court. The developer argued that there was no termination clause in the agreement, the High Court replied that “Even there is no termination clause in the agreement for termination, nonetheless under law if there is breach of the terms and conditions of the agreement, the parties are entitled to terminate the agreement.” HC gave the verdict in favour of Society. The verdict was a big relief to the members of the Society and now they can appoint new developer. Now the government has come with new rules , where Society is allowed to go in for redevelopment by themselves, by appointing Consultants and Building Construction Contractor. Banks have been authorised to finance such societies.This development is a welcome by one and all, and it looks like in future most of the Societies will go in for self redevelopment. The benefits arising out of the extra FSI will also go to Society, and Society after deducting the expenses incurred for redevelopment, the balance can can be transferred to their corpus fund, which will help the society in the future.
- The second news which caught my eye is —- This is about tourism industry in Goa. As you all are aware that Goa is a big tourist attraction through out the year. It was noticed that when guests check out from the hotels, they leave behind barely used soaps that end up in landfills of Waste Water Treatment Plants of Goa. Now a Mumbai based Non Govt Organisation (NGO) has offered to partner with Travel and Tourism Association of Goa (TTAG) and Goa Waste Management Corporation (GWMC) to sort this mess. It has been decided that GWMC will collect the discarded bars of soap from hotels and deliver them to NGO which will recycle them. The NGO will sanitise the soap bars thus collected and recycle it, and distribute the new soaps to underprivileged children and adults who can not afford soaps. This is a very good initiative and this should be emulated by the hotel associations in all the tourists centres and big cities.
- What has happened to Congress President Rahul Gandhi, who is painting the dark picture about India during his trip to Europe. Yesterday he said that Dalit , Farmers, Tribals, Minorities and poor in India have now been told that they won’t get any thing, and if they raise their voice, they will be beaten up. where as the fact is otherwise, most of the poor people are getting cash subsidies directly in their bank accounts, even so may states have waived the farmers loans, and for them also any subsidy is directly going into their accounts. Recently in Europe he made the statement that Congress was not responsible for the Sikhs massacre , which happened after the assassination of former PM and his grand mother Indira Gandhi. Now, can Rahul Gandhi give a reply, if Congress was not involved in this why then President Giani Zail Singh made an apology to Akal Takht and did the penance by cleaning shoes in Golden Temple, and why your mother made an apology to Sikhs during elections in 2004, and why former PM Manmohan Singh also apologised to Sikhs and entire nation for this massacre, and why cases are still going in the SC against some Congress Leaders for their involvement in this massacre. Rahul Gandhi, public memory is not that short, and they are not fools to believe in your such false statements. And top of that Punjab CM Capt. Amarinder Singh gives a statement that when this massacre happened that time Rahul Gandhi was still in school, so he can not be blamed. No one is saying that he is personally responsible for this crime, but Congress party as a whole was responsible for it. Presently Rahul Gandhi is President of Congress party and he should know about the history of his party, and he can not say that as he is not aware of any such thing about the involvement of Congress leaders during that time.

As long as self development is not self development of pockets of certain individuals it is okay, but we are too corrupt a people to have comm members who will do anything without filling their own pockets.

1. The new rules permitting self-redevelopment are a welcome change.
2. I agree with Mr. Malik that all associations in various tourist centres should recycle left over soaps for distribution to underprivileged.
3. Less said about Rahul Gandhi is better.

Raga himself agreed in one of the interviews to Arnab in 2014 that some congress men were involved. Congress and Raga are guilty of no one getting punished for killing over 3000 Sikhs, in last over 30 years ‼
